Hotel Manager
Summary: Managing the daily operation of the facility and staff members working at Freeport Studios to ensure all customers have the best possible experience during their stay, helping market the Studios to the public, directing the services offered at the facility while striving for operational excellence.
Base Salary: $75,000
Key Responsibilities:
Provide leadership to the Freeport Operational Team to successfully conduct business operations and promote staff collaboration and development.
- Lead established meeting rhythms with all operational team members following a defined outline.
- Lead monthly one to one meeting with direct reports to align for open communication and ensure operational leaders are doing the same with their team members.
- Be accountable for KPIs and refine KPI assignments as required by current business operations
- Develop Staffing Plan, Recruitment and Onboarding in collaboration with Shared Services HR support.
- Assist in the generation of annual operational budget and revenue goals. Requires connectedness to industry outlook and consideration of occupancy dependent overhead expenses.
- Perform front desk responsibilities in absence of team members or as necessary to maintain adequately staffed guest services operations.
- Promote 100% guest satisfaction and instill objective to operational team
- Train team on documented quality and service expectation levels.
Revenue Generation
- Develop a business development plan to achieve the established revenue goals.
- Negotiations with corporate clients to execute direct bill accounts.
- Fully understanding and implement flexible price offerings to attract various customer personas and markets.
- Collaborate with Shared Services Marketing team to drive online traffic.
- Analysis of customer feedback via in-person communications and guest reviews to assess the effectiveness of offerings and promotions.
- Participation in local industry organizations including event attendance for company outreach and industry trends.
- Train customer facing team on new rate offerings and ensure sales script is followed
- Organizing and holding on-site events for customer appreciation and sales efforts.
- Review and respond to guest feedback via comment cards and OTA interfaces
Financial Accountability and Reporting
- Manage operations to monthly budgets in collaboration with department leads.
- Report on actual expenses to projected budget at the close of each month.
- Purchasing and expense tracking utilizing company credit card. Submit reconciled receipt report monthly via Wells Fargo CEO.
- Approve and submit operational invoices for payment to accountant.
- Submit quarterly mileage reports for on-site vehicles.
Processes Implementation
- Become proficient in Booking Center software to resolve issues and implement new processes to automate and optimize operations and reporting functions.
- Document and refine Standard Operating Procedures
Required Skills:
- Minimum of 4 years in leadership with multiple direct reports
- Accounting and financial management related to hospitality industry
- Excellent time management skills
- Entrepreneurial mindset and proven sales abilities
- Proficient in Microsoft Office & Outlook and ability to adapt quickly to new operating systems

Job Responsibilities
- Collaborate, with management of day-to-day operations of the property in coordination with administrative, housekeeping, maintenance, and leadership personnel.
- Participation and preparedness for Bi-Weekly Operational L10 Meetings-present solutions and process issues together with the operational team.
- Act as POC for all operations in the absence of General Manager.
- Participate in all front desk staffing rotations.
- Collaborates with General Manager on SOPs updates, changes, and team compliance.
Instill 100% Guest Satisfaction throughout the property.
- Conflict resolution and guest issues processing.
- Ensure property policies are followed by all.
- Provide feedback to leadership on the alignment of rate offerings with guest needs.
Perform the administrative duties required by the guest services operations of the property.
- Facilitate check-in/check-out process adhering to policies and procedures.
- Answer and direct calls, emails, and incoming requests for information.
- Maintain the property PMS system with all pertinent guest information.
- Perform pre-arrival room inspections and room inventories as required.
Financial Duties and Reporting.
- Perform routine guest billings.
- Generate invoices and perform collections duties for direct bill clients.
- Manage monthly apartment renewals and capture reasons for non-renewals.
- Manage and oversee all in-room FFE and operational supplies budgets as needed utilizing preferred vendors to include kitchen wares and furniture.
Collaborate with the Marketing Department to generate and implement marketing programs/content and provide feedback as required.
- Manage OTA accounts to ensure accurate rate postings, bookings, and guest communication.
- Oversee guest referral program and NPS survey program.
- Conduct monthly comp shop rates and provide data to the General Manager.
- Respond to guest review responses and bring responses of note to the team for processing.

Facilities Maintenance Technician
We are looking for a Facilities Maintenance Technician to preserve the condition and functionality of our workforce housing property in Freeport, TX. You will perform a great variety of maintenance tasks such as painting, landscaping and HVAC repairs. To be successful in this role you are professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. Your goal will be to maintain the buildings and common areas in the best possible way and ensure the quality our customers value most.
Pay Range: $15 to $17 per hour DOE

In this role you will:
- Deliver outstanding customer service to our guests and your co-workers
- Work with the Maintenance Manager and/or Lead Maintenance Techs for completing various daily assignments
- Work throughout the property on cleaning and maintenance projects
- Perform high quality general maintenance and repairs to the interior/exterior of buildings and property:
- Perform basic and intermediate carpentry tasks
- Perform electrical troubleshooting and repairs
- Perform plumbing troubleshooting and repairs
- Perform drywall and painting repairs
- Report any major repair needs to the Maintenance Manager
- Maintain public spaces and working areas in a safe, clean, and organized manner
- Respond to service calls in modular Studio units for guests, as needed
- Perform grounds maintenance to include mowing, weed-eating, spraying and pressure washing
- Learn through on-the-job training additional maintenance skills taught by qualified personnel
Requirements Skills/Qualification:
- Self-starter with requisite experience working as a lead or foreman with limited to no supervision is a plus
- Any construction, landscape or general maintenance experience is a plus
- Above average knowledge of electrical, plumbing and general repair experience and skills
- Knowledge of hand tools, power tools and techniques for their care and safe use
- Provide and maintain a valid driver’s license and acceptable driving record per Company standards
- Successfully pass a required pre-employment drug test administered by a qualified clinic
- Strong desire to provide outstanding customer service
Physical Requirement:
- Climbing up and down on ladders and equipment
- Ability to work on hard floors and uneven surfaces for up to 8 hours
- Ability to lift 70 pounds alone and carry a minimum of 25 pounds consistently up to 250 feet unassisted
- Work in all weather conditions
- Able to walk, stand, climb, kneel, reach, crawl, push, pull and twist most of the day
- Operate a variety of handheld power tools and equipment
- Wear personal protective equipment
- Ability to work more than 40 hours per work week and up to 12 hours per day
- Must be able and willing to work weekends and/or evenings
